A series of public hearings will be held at the upcoming Brookhaven Town Board Meeting on August 28 to discuss the Neighborhood Road Redevelopment Project in Mastic Beach. The hearings are scheduled for 5:30 p.m. at Brookhaven Town Hall, located at 1 Independence Hill, Farmingville.
These hearings are part of the State Environmental Quality Review process and will include presentations on several planning documents. Among these are the 2023 Urban Renewal Plan, the 2025 Draft Land Use Plan, Zoning Code and Regulating Plan, as well as a Draft Generic Environmental Impact Statement (DGEIS). The board is also set to consider zoning changes for parcels within the redevelopment corridor.
Supervisor Dan Panico commented on the progress: “The redevelopment of Neighborhood Road has been a long time coming. After years of planning and multiple studies, we stand ready to bring this project to reality.”
Councilwoman Karen Dunne Kesnig said, “We are committed to giving Mastic Beach residents a downtown of which they can be proud of; a place where they can eat, shop and meet friends and family, and be proud to call their home.”
Residents interested in reviewing the DGEIS can access it online at www.brookhavenny.gov or view hard copies at several locations including the Brookhaven Town Clerk’s Office, Department of Planning, Environmental and Land Management at Town Hall, as well as branches of the Mastic Moriches Shirley Community Library.

Steven Dubb, principal and president of The Beechwood Organization stated: “Getting the public’s feedback on the DEIS is an important step in moving this project forward. According to officials, adoption of new zoning codes and plans is intended to guide development along Neighborhood Road toward a mixed-use downtown area that supports local investment, economic growth, job creation, pedestrian activity, and new housing options.
